Every winter, we receive calls from landowners who are thinking about selling. I have had quite a few since the beginning of this year, and due to the ice/snow storm, we have had to wait to even have our first meeting since many properties haven't been able to be fully toured. This is the perfect time to start our conversations and planning, but there are times when listing immediately simply does not serve the seller’s best interest.
Snow-covered pastures may look peaceful. Muddy driveways may seem temporary. But in reality, winter conditions can limit how a property is experienced, photographed, and fully understood.
If we cannot properly access fields without getting equipment stuck…
If we cannot walk fence lines comfortably…
If we cannot showcase pond frontage, pastures, tree lines, and topography clearly…
Then we are not presenting the property at its strongest.
Drone photography, exterior video, pasture condition, and land layout are critical components of farm marketing. Those assets are significantly more powerful when the ground is dry, the grass is growing, and the full scope of the property can be seen and appreciated.
For that reason, we have advised many farm owners to delay our initial full property tour until conditions allow us to evaluate and document the land properly. That decision is never about our timeline. It is about protecting theirs.
Listing too early — simply to “get it on the market” — can weaken first impressions in a segment where first impressions matter immensely.
Farm buyers are not impulse buyers. They are evaluators. They are studying soil, layout, drainage, access, improvements, and usability. They want clarity. And clarity is easier to provide when the property can be fully experienced.
This is part of what makes farm representation different. It requires patience. It requires timing. And it requires an advisor who is willing to tell you when waiting may actually benefit you more than rushing.
When the timing is right, when the land shows its best, when drone footage captures its full beauty, when the approach drive feels welcoming instead of muddy, that is when we go to market.
Because farms deserve more than a listing. They deserve proper positioning.
